Located on the north end of Hilton Head Island, Hilton Head Plantation is the second largest plantation with over 3,900 acres. A total of 3,810 homes can be built and about 200 vacant lots remain. In addition, there are 464 villas or condominiums in Hilton Head Plantation. Created in 1973 and initially planned as a primary home community, it has changed with the demographics of the area and now has over 900 property owners using their properties as second homes or investment properties.
There are different golf clubs in Hilton Head Plantation. Two are private members only, and the other two allow public play. Oyster Reef Golf Club and The Country Club of Hilton Head are open to the public. Dolphin Head Golf Club and Bear Creek Golf Cub are private and have capped memberships at 375 and 250 respectively, allowing tee times for members at any time.

| In addition to golf, Hilton Head Plantation property owners have access to the Spring Lake Racquet Club with 12 Har-Tru courts. Adjacent to the tennis facility are the remaining recreation amenities, including the Plantation House, the 25-meter pool, trails and picnic areas along Spring Lake. Additional amenities and open space in Hilton Head Plantation include the Whooping Crane Conservancy, with an elevated boardwalk over a cypress swamp, the Dolphin Recreation area with 1 mile of beach and Pine Island Wildlife Sanctuary, a playground, basketball court, a pavilion and three miles of an elevated grass walkway along Port Royal Sound. There are 9 miles of biking and jogging trails.
Skull Creek Marina is a full service boating facility with deep water slips, fuel dock, pump out station, complete marina store, and a large dry dock area. Many of the condominiums overlook the intracoastal waterway known as Skull Creek. Fine dining is available at the Old Fort Pub. There are two security gates at Hilton Head Plantation, manned 24/7, allowing easy access to the mainland as well as to the south end of Hilton Head Island. Just outside the back gate is a dry boat storage facility, several more restaurants, and the embarkation point for ferry service to Daufuskie Island.
Prices for homes range from the $300,000's to $3,000,000. Condos start in the $200,000's and top off just over $1,000,000.
